摘要:本研究旨在了解居民是否选择公交车站附近的居住地点以及车站3公里范围内居民使用铁路服务的影响因素。预期研究成果将为城市规划者和房地产开发商提供观察视角,尤其能够对增加日常旅行中使用轨道交通的车站区居民数量影响因素方面加深了解。这项研究从问卷调查中收集了数据,发现在624位受访者中,有68%是居住在距离车站1公里以内的车站区域居民,而32%是居住在距离车站较远的居民(1 – 3公里)。分层二元逻辑回归模型用于描述影响居民选择居住在车站1公里以内以及一般情况下使用铁路服务的因素。在模型估计中使用的主要变量是社会经济因素,出行行为、工作场所位置特征以及中转导向发展中当地居民户外活动的意愿。




Abstract: This research is aimed at understanding the factors affecting whether residents choose residential locations near transit stations as well as the rail service use of residents within 3 km of a station. The research outcomes are expected to contribute insight, for urban planners and real estate developers, in particular, into important factors regarding increasing the number of station-area residents who use rail transit in their daily travel. This research, which collected the data from a questionnaire survey, found that among 624 respondents in total, 68% are station-area residents who live within 1 km of a station, while 32% are residents who live far from a station (1–3 km). A hierarchical binary logistic regression model is used to describe the factors affecting the choices of residents to live within 1 km of stations as well as rail service use in general. The main variables used in the model estimation are socioeconomics, travel behaviours, workplace location characteristics and the proximity of residences to outdoor activities in a transit-oriented development.
